For Real Estate Investors

One LLC per property. One brain trying to keep up.

Holdco in Wyoming. Rentals in three states. A land trust you set up at a seminar three years ago. Strata G keeps the whole structure running so you can spend your weekends acquiring, not chasing annual reports.

Sound familiar?

If any of these hit too close, you're the reason we built this.

01
“I have 6 LLCs across Utah, Idaho, and Wyoming. I genuinely don't know which annual reports are due this quarter.”
$250–$500 late fee per entity - plus loss of good standing, which freezes refinances and 1031 exchanges at the worst possible time.
02
“Quick - which LLC owns the duplex on 4th Street, and who's the registered agent?”
You shouldn't need a 20-minute spreadsheet expedition to answer that. Operating agreements, EINs, and bank docs scattered across email, Drive, and your accountant's filing cabinet.
03
“My management LLC charges the rental LLCs a fee. Honestly? I have no idea if it's documented anywhere.”
Undocumented intercompany payments are how piercing-the-veil cases start. The IRS treats them as disguised distributions if there's no agreement and no FMV justification.
04
“The registered agent for my Wyoming holdco expired four months ago. I never got the renewal notice.”
Without a registered agent, your entity gets administratively dissolved - and you find out when a tenant lawsuit lands with no one to accept service.

Real questions from real investors

I have LLCs in 4 states. Does Strata G handle all of them?

Yes. The compliance engine knows the filing requirements, due dates, and fee structures for all 50 states - including the ones investors actually use (Wyoming, Delaware, Texas, Nevada, New Mexico, Utah, Idaho). Add an entity, pick the state, and the calendar fills in automatically.

Can I link a property LLC to its parent holdco and to the actual property?

Yes. The entity map supports ownership edges (parent-subsidiary), management arrows, and asset references. You can attach property addresses, parcel numbers, and even insurance policies to the asset-holding entity, then trace ownership up through the holdco to the trust.

I'm worried about putting EINs and bank info into yet another platform.

Sensitive fields (EINs, registered agent portal credentials, bank account references) are encrypted at the field level using AES-256-GCM. The encryption key is separate from the database. Only an authenticated session can decrypt - even a database breach gets you ciphertext, not plaintext.

Will it generate the actual operating agreements, or just track the ones I already have?

Both. Upload existing OAs to the document vault, or generate new ones from templates that pre-fill from your entity data. Single-member, multi-member, and manager-managed variants are included on every plan.

What happens if I add my 16th entity on the Portfolio plan?

You pay $7/mo per entity over 15 - no plan upgrade required. Most investors stay on Portfolio for a long time before the math points them to Enterprise.
